The Smart Start to Homeownership is a comprehensive program designed to help you realize your dream of homeownership and consists of two parts:
- Attend a Homebuyer Education class- in-person or online
- Attend a one-on-one session with a housing counselor

In Person Class: Offered monthly and rotates in Brattleboro, Springfield, and Westminster. The class is 8 hours long, and runs from 8am-5pm. The fee is $65, which includes up to 2 people who are purchasing together (one household). The fee covers the workshop, materials, counseling, credit report, access to information on local resources and referrals, current down-payment grants, and local mortgage products.
Online class: through eHome America for those who need to complete the class immediately or prefer online learning. The fee for the online class is $99.
HOW THE PROGRAM WORKS
Homebuyer Education: This is the foundation of the program. Whether you attend a traditional class or enroll online you will learn, step by step, the entire process of purchasing a home and learn how to make smart decisions along the way.
One-on-One Sessions: This is where you get into the nuts and bolts of your unique situation. Our housing counselor will review your budget, help determine what you can afford, help you better understand your credit score and credit history, and, if necessary, help you make credit repairs. You’ll also learn about available homebuyer assistance programs that will enhance affordability as well as what mortgage product best fit your needs.
After you complete both the class and a counseling session, we’ll issue your Homebuyer Education Certificate that is required by most area lenders.
